Investors are always worried about the monthly cash flow and "how much will it appreciate". I tell them to think of it in a different light. If a tenant pays the place off over time, does it matter whether the market goes up or down? Not really because now you have another retirement asset that someone else funded. That always hits home.

I have one house I purchased in 2006 for $235k. Over th next 5 years the value dropped to about $180k. In 2018 it is worth $400k. BUT for the last 12 years renters have been paying down the note for me.  Case in point, buy, hold and retire with income.
