Bend Oregon Single Family Home Prices Still Rising
The figures from August, 2018 Bend real estate sales are published and the price of a Bend single family home continues to go up. While the trend upward in the asking price of a Bend home appears to be leveling off, the sold price is still rising with the average price per square foot now at $255. The following data compares August 2017 sales of Bend single family homes on land under an acre with those from 2018:
- Number of active homes for sale down 6.4% to 619*
- Number of homes sold slightly up .8% to 255
- Number of homes pended up 8.7% to 238
- Months of inventory based on closed sales down 7.7% to 2.4
- Average days on market down 11.8% to 90
- Average price per square foot up 5.8% to $255 (was $241 August 2017)
- Average active price up 3.6% to $622,000
- Average sold price up 6.6% to $520,000
What Are the Fall 2018 Predictions for Bend OR Real Estate Trends?
Fall is typically one of our strongest months for Bend real estate sales. While fewer in number than summer sales, Bend real estate transactions in the fall stay strong with retirees being more the typical client. Those who need to buy or sell before school starts are out of the market and those who wish to purchase a second home or a retirement property are often those buying in the fall months before snow hits. The weather is usually good and there are less crowds enjoying the Bend lifestyle. We predict fall sales will remain fairly level in 2018.
