Bend Oregon Single Family Home Prices Still Rising

 

The figures from August, 2018 Bend real estate sales are published and the price of a Bend single family home continues to go up. While the trend upward in the asking price of a Bend home appears to be leveling off, the sold price is still rising with the average price per square foot now at $255.  The following data compares August 2017 sales of Bend single family homes on land under an acre with those from 2018:

  • Number of active homes for sale down 6.4% to 619*
  • Number of homes sold slightly up .8% to 255
  • Number of homes pended up 8.7% to 238
  • Months of inventory based on closed sales down 7.7% to 2.4
  • Average days on market down 11.8% to 90
  • Average price per square foot up 5.8% to $255 (was $241 August 2017)
  • Average active price up 3.6% to $622,000
  • Average sold price up 6.6% to $520,000

What Are the Fall 2018 Predictions for Bend OR Real Estate Trends?

Fall is typically one of our strongest months for Bend real estate sales. While fewer in number than summer sales, Bend real estate transactions in the fall stay strong with retirees being more the typical client. Those who need to buy or sell before school starts are out of the market and those who wish to purchase a second home or a retirement property are often those buying in the fall months before snow hits. The weather is usually good and there are less crowds enjoying the Bend lifestyle. We predict fall sales will remain fairly level in 2018.

Good morning, Lynnea... so long as your inventory is only 2.4 months and your prices keep going up, you are still in a seller's market. I see pendings are also up. Maybe the closed sales are a seasonal slowdown factor?

Hi Nina Hollander . The slow down in solds is interesting as this year our weather, despite the August smoke from out of area fires we are having, is less than the local fires we had the year before. I think our prices have reached a level that is impacting our buyers.  That plus the increase in interest rates is impacting our local market.

Hi Lynnea... we've had times when prices and interest rates were much higher. Maybe it's just buyers who have to get "settled in their minds" with a new norm... they got too used to low prices and super low interest rates (which are still low by historic satandards).

Another wonderful Bend OR real estate report, Lynnea! I see that your Bend market is staying a very strong sellers market. We are still experiencing that as well, here in Charlotte. It 'feels' a bit slower but, the inventory is still painfully low.
