Technology has upended the real estate industry in more ways than one. Today, websites and apps like Zillow make it easy for potential buyers and sellers to do their research before they ever meet with an agent. And as for agents, they face more opportunities than ever before to market their services—but also more challenges.

The biggest challenge of all may be figuring out how best to allocate your precious marketing dollars. The question is, which marketing activities yield the biggest bang for the buck in 2018? Which tools and techniques are really worth the investment?

  1.      Make sure you have a sharp and easy-to-use website. You need an online hub where potential clients can quickly and easily find the data they want. And make sure you develop a site for mobile users, in particular; it needs to be something that looks good and loads quickly even on phones and tablets (e.g., responsive design).
  2.      Optimize your site for SEO. There’s a lot to consider here, but some specific real estate SEO tips include handling all technical SEO needs, building links/citations, and ensuring you have plenty of hyper-local content on the site.
  3.      Get listed on online real estate sites. This is where more and more consumers are going to begin their real estate journey—so make sure you’re there to meet them! Some are free, some are paid. Start with free ones and then make your way into the paid ones. Specifically be on important real estate sites such as Zillow, but also more specialized ones like RealtyTrac, Fizber, etc when possible. 
  4.      Take full advantage of social media. People like browsing for houses—so allow them to do so from your Facebook or Instagram account! Use social media to share compelling photos from all your latest listings, complete with links back to your website.
  5.      Make sure you’re retargeting. Social networks and search engines will both let you “retarget” ads to people who have visited your site in the past—a great way to collect leads and gather some appointments.

For real estate professionals, marketing is an ongoing effort—not something you can do a single time and then forget. With that said, minding the five steps here will give you a foundation for ongoing success.
