North Grand Junction has always been the most popular part of town to live in.  From stylish condo communities, upscale town homes, family neighborhoods, luxury homes to the rolling hills of the farms and ranches.  The views of the Monument and Bookcliffs in North Grand Junction are some of the best in town.

The social center is North Grand Junction with St. Mary's Hospital, Grand Junction Regional Airport, medical offices, movie theaters, major shopping and restaurants.

Buyers are quickly enamored by the  amenities and selection of homes choices.  Living in the country, yet 10 minutes from town is what people love.  Selecting the 10 Best Neighborhoods in North Grand Junction was not easy.  I live in the North area and every neighborhood  has its own outstanding features.

If you need a great Grand Valley area Real Estate Agent, please let us know.  Grand Junction real estate has some of the best neighborhood choices and wide range of home styles.  Let's start by exploring the neighborhoods in North Grand Junction and you can determine what may  be the best fit for you.  My recommendation is to visit and spend time in all of the areas to find what neighborhood you like best.

Heritage Estates/Heritage Heights

This new subdivision has been a hot seller for their innovative designs and location. Nearby restaurants, shopping and a Regal Cinema 14 are 5 minutes away or you could even walk there.  There are many styles of new homes with several builders to choose from.  Originally it was Heritage Estates in 2013-2014 with 1400-2200 sq.ft. homes.  Heritage Heights began in 2016 and as of now, is still building. The homes are 1280-1997 sq.ft. on very small lots, about .10 to .13.  Three car garage options were added in 2018 and  only available on a few lots because of the lot sizes.  List prices used to work well for first time buyers, but current sales prices have homes starting at $280,000 on the smaller homes and $325-$360,000 for larger homes. These homes are appealing to young professionals and families.

Colonial Heights

Homes in Colonial Heights are traditional style homes and the streets are named after early presidents in U.S. History.  Built by Blue Star homes in 2003-2005, the subdivision is comprised of mainly one story homes with the exception of only 3-4 two-story homes. Colonial Heights is known for bigger than average lots, 3 car garages and homes range in size from 1444-2034 square feet.  High ceilings, granite counters, covered back patios are some of the features buyers love.  Colonial Heights is less than two miles from Canyon View Park, the biggest and most popular park in Grand Junction.  Shopping, restaurants, movie theaters and medical services are very close-by. Current home prices range from $310,000 to $342,000.

Paradise Hills

Paradise Hills is one of my favorite areas because the subdivision has thousands of trees and  is built on rolling hills throughout the neighborhood.  Even though it is an older subdivision from the 1970's most homes have been updated with new kitchens and bathrooms. Homes range from 1300 to over 3000 square feet.  The lots are exceptionally large and average 1/4 to 1/2 acre.  The bi-level and tri-level homes were popular in the 70's and 80's and there are many of those in Paradise Hills.  Ranch style homes and traditional two-story homes are also available. The homes on the east side of Paradise Hills have views of the Bookcliffs.  Paradise Hills has a neighborhood park and walking trails.  An average price home is about $328,000 and a few go up to $500,000.

Northridge Estates

Northridge is a tucked away neighborhood that you might miss if you didn't know it was there.  Situated right off of Patterson and 26 Road,  you take the winding road up to Northridge Estates, which is an established neighborhood and has been around for over 35 years.  Buyers like the large lots sizes from 1/4 acre to over a 1/3 of an acre, the abundance of trees and the rolling terrain.  Floor plans reflect the styles in the 70's and 80's, with many tri-level, split-level, two story and ranch style homes.  Square footage ranges from 1500 to over 3000. Almost all of the homes have been updated at some point.  Home values average $335,000  and vary from $220,000 to $455,000.  Northridge Estates is known for it's extravagant Christmas lights display and the residents go all-out.  Available homes are hard to find in this neighborhood.

Grand View

Grand View is centrally located off of 28 Road near Hawthorne and Cortland.  The neighborhood is adjacent to Grand Junction's Matchett Park, a 205 acre open space park with walking trails, a rugged setting and disc golf.  The homes on east side of Tamarron Drive back up to the park with views of the Bookcliffs and Mt. Garfield.  Homes were built 1995-2004 and range from 1500-2700 square feet.  These are quality homes on large lots and most have RV parking. Styles are mostly ranch and two story homes. Prices vary from $360,000 to over $415,000.

Wilson Ranch

Buyers love the country feel of Wilson Ranch as many of the homes back up to farmland. Wilson Ranch is on the south edge of I-70 (G 1/2 Road) between 25 Road and 26 Road.  Remnants of the original Wilson Ranch can be seen throughout the neighborhood and there is a huge park right at the entrance.  Homes were built around 1991-1997  and vary in size from 1500 to 2800 square feet.  There is both ranch style homes and two story homes.  Besides the country-ranch feel buyers like the large lots from .18 to 1/2 acre.  Home prices range from $275,000 to $380,000 and an average of $325,000.

Summer Hill

Summer Hill is the North area premier town home and new home community.  The town homes were built from about 2000 to 2009 and have a Tuscan feel with courtyards and stucco walls surrounding the homes. Some even have a detached Casita. The resale of town homes range from $330,000 to over $400,000.  Luxury single family  one-story homes started in 2013 and continue to the present.  The HOA manages all the front yard landscaping.  The neighborhood sits higher with spectacular views of the Bookcliffs.  There are walking trails, ponds, gazebos and park benches throughout.  New home prices start at $400,000 and are 100% custom down to every last detail. You can spend as much as you want.  This is such a popular community that when a home is listed it is gone in 1 day.

Spring Valley

This is the largest neighborhood in North Grand Junction with 419 homes and two city parks. Homes were built from 1977 through 1992.  A mix of ranch style, bi-level and two story homes that range from 1200 to 2500 square feet.  Lots average 1/4 acre to 1/3 acre and home prices are from $310,000 to $400,00. Spring Valley buyers are mostly families and they love the two city parks.  One park is 2.7 acres of open space and the other is 3.1 acres with basketball courts, playground, picnic table and grills.

Grand Vista

The homes were built from 2002-2008.  The neighborhood has a great feel of a well established community with  open space near the homes.  Grand Vista is at the end of 26 1/2 Road and I Road.  Square footage of the homes are from 1500 to 3500 and prices average $360,000 to about $460,000. These were custom homes with excellent finishes.  The homes on Overview Road have incredible views of the Bookcliffs and most have walk-out basements.  Grand Vista and Summer Hill are right next to each other.

Spanish Trail

Homes in Spanish Trail attract many different buyers.  Families love the location that is next to Canyon View Park, the largest park in Grand Junction and Caprock Academy, the premier charter school.  Young Professionals want to be close to the shopping, restaurants and Regal 14 Cinema.  The empty-nesters like the selection of one story homes and town homes with the HOA maintaining front yard landscaping. Homes were built from 2002-2006 and range from 1200 to 2300 square feet.  Home values are $211,000 to $340,000.
