Exactly Sheila.  This morning someone asked if a recent sale was correct because it sold over list price.   Thanks for mentioning the missing points.  They actually aren't missing, I was trying to remove the bullet points.  Let me try again.  Thank again for catching that.

Hello Charita Cadenhead great post!  I have one closing next week that, again, is selling over list price.  As I've written in an older blog post...sometimes the list price is just a suggested starting point - at least in my hot market!

It can definitely happen.  But I will say that I'm not all that comfortable with the idea of listing a home at a "suggested starting price" unless it's an auction but I do get your point.

I agree; the two ways to end up with a higher-than-list-price sale price is if a bidding war ensues or if a concession is added on. I'd also add that a bidding war could happen even if the home is listed at market price (not necessarily below market price). Although I guess one could argue that it must have been priced low anyway...

Charita Cadenhead homes can and do sell for more than asking price also if seller includes things like furniture or "charges" for appliances.

That's very true Michelle.  However it gets very sticky here when sellers and buyers try to include items such as furniture in the sales price.  Typically a bill of sale would be necessary instead of adding to the sales price or including items with the sale.
