Aloha from Princeville Kauai!
This week we dodged Olivia. There has been, and still is some rain, but fortunately, we were generally untouched.
The news this week is that the St. Regis Princeville Resort Hotel and the nearby Makai Golf Course are being purchased by the Starwood Capital Group. The transaction is expected to close sometime in November. It is reported that Starwood plans to renovate the property into an even higher end resort catering to the extremely wealthy.

Contingent:
Sandpiper 135 is in escrow after 54 days listed for $469K. The seller obtained this unit for $250K in 11/03. Puamana 26A sold for $328,500 in 6/13 and is in escrow while priced at $570K.
Sales:
Kaiulani 42 was listed for $1.349M and sold for $1.2M cash. This condo was obtained by the seller in 2/17 for $1.4M.
Plantation 1311 sold for $605K while on the market for $619K. The last sale was for $535K in 11/05.
Expired:
Surprisingly, leasehold Pali Ke Kua 1 expired after 11 days while listed for $119,800. It sold in 2/18 for $212K.
Price Changes:
Kaiulani 54 is now $1,223,500 after reducing from $1.249M. It sold in 6/13 from the developer for $1.025M. Villas of Kamalii went from $839K to $825K. The prior purchase was for $705K in 4/15. Now on to your Princeville Kauai single family home update:

After only 13 market days, 5145 Iolani Place is in escrow while listed for $1.295M. The prior purchase was for $779K in 3/13.
Sales:
4919 Emmalani Drive, which was listed for 4998K, sold for $993K. The prior sale was for $945K in 10/05.
4487 Emmalani sold for $1.190M cash while priced at $1.295M. It was purchased in 7/16 for $537K as a bank owned property.
Under Contract:
5276 Pokii Lane went into escrow on 7/29 and is now under contract. Surprisingly, there we no price changes this week. That’s it for this week’s real estate update!
Due to the lack of funds and other factors, the Kapaa Coconut Festival which takes place in Oct, has been canceled. Instead, Kapaa Business Association is partnering with the Veteran’s Council to bring the Veteran’s Parade to Kapaa on Nov 3rd. If you will be on Island then, come and bring your friends and family. Food trucks, cooking demonstrations and fun for the keiki are just a few of the things planned.
