For the first time in a while both sales activity and prices increased in the Anthem real estate market during August. The total number of homes sold increased 6% over July, but was down 7% from August 2017. The average sale price in August was up 11% over July and was up 15% from August 2017. The price per square foot was down 1% versus July but was up 9% year over year. And the 12 month moving average ($343,301) was up 1% over July, now up 7% from last year. Days on market increased, now standing at 68 days, down 3% versus July and down 8% from August 2017. The burn rate, (or homes under contract versus homes on the market) remains at 2.81 month’s supply, still a seller's market. There are now 159 homes on the market in Anthem, and 88 homes pending/under contract.

Avg. Days on Market (Solds): 68 (Down 3% from July '18, Down 8% from August '17)
Highest Sold: $807,500
Lowest Sold: $215,000
