When taking a listing, it is important to check the house and ask lots of questions of the owners. Especially about latent defects. If you see something that is suspicious, ask the owner about it.
Do you see signs in the basement of prior leaking, do you see signs of wood-boring insects, does the house have a musty smell, is the electric box Federal Pacific?
No, we are not inspectors but if we've been in the business for any length of time, we should have enough knowledge to ask the right questions.
