Are there Skeletons in Your Office ? (Not for Halloween ! )

. While there are Sellers, Buyers and yes...Agents who truly believe the "Sell in the Spring" mantra and repeat it constantly....it has never been the case in our practice. The last quarter of the year and the first quarter ofSkeleton the new year are extremely busy. While we never exactly know what the "busy doing what" can mean...we have over time, made things easier for ourselves when time is at a premium by creating what we call our "Skeleton closet."

   The kinds of properties we are invited to list varies tremendously. There is a difference in location. Our practice covers eight counties in southeastern Wisconsin which can mean anything from downtown Milwaukee condos to homes "away from it all" with acres to do as you please in "a little bit country" locations in Walworth, Southeastern WisconsinJefferson, Waukesha, Ozaukee, Racine, Kenosha and Washington counties.  Lots of different kinds of living opportunities. The suburbs...the waterfront...the investors soon to be ...and those retiring with multi family properties.

    Different locations and kinds of properties demand different listing approaches..and considerations in how they are marketed to various target audiences of buyers.  Having a closet of "Skeletons" enables us to begin with framework...or the "limbs and organs" if you will...(and even if you won't) of information that will become the body of information we will customize for a specific presentation.

     Examples of the "bones and organs" include...but are not limited to...segments that are estate related - where to donate and/or sell items. Properties that due to the timing of relocating Sellers may require interim exterior maintenance services...raking, gutter cleaning, snow removal. Investors want to see their ROI (Return on Investment) and our fill in the blank charts enable them to see their investment results. Relocation is a Body partscategory of its own and can involve everything from staging...virtual and "real life" to interior updates and exterior maintenance.  

    Even the "Spine" of the presentation can change from one property type to another.  The BIG WHY....is our practice the most qualifed to list the ....investment multi-family, estate, relocation, downsize, upsize kind of property changes with each unique listing opportunity.

      Having "Skeletons" in the closet (or computer file) begins the assembly process of a custom presentation and a framework to build the presentation that will be most pleasing to the prospective Sellers. While a great deal of our Business is "by referral"...we approach each one as though we have competing agents...whether we do or don't, each deserves their own customization in an approach to selling their property.

 Healthy body   Our advice ?  The next time you have time...start assembling that Skeleton ...building the bones...growing the "organs" that make your practice the strong, healthy body of information that Sellers appreciate.

   We know...it never seems like there is enough time...TIME BLOCK this Body/Skeleton building effort...in the end...the time you save and the body of information you build will be invaluable to the success of your practice.

Like you, most of my business is from referrals. I do present as though I'm competing because other agents are quite often ALSO referred to these sellers. You have to always put your best foot forward...ALWAYS!

I appreciate your post!  I just switched up a listing presentation based on the seller - a unique energy efficient property.  Adding my list of "What I Will do for You..." meant the sales process to bring as much value to green features.  Worked well.  I bet your presentation is tops for you in your market!
