Anyone who ever interviewed for a job or was a Candidate Interviewer knows how significant the first impression makes to the prospective individual applying for a position. Also, when it comes to changing of the seasons, waiting for that first sign of spring, summer, autumn or winter can change the mood of the individual in a heartbeat. But when a buyer is in the process of buying a home, a first impression is the best indicator that the Buyer is serious about buying. In all three examples, it makes a big difference if everything is ready! That is why I recommend Sellers be ready before your home goes public for showings.
Just as a flower is the hallmark of spring, so is a great First Impression to a prospective Buyer. Not being ready changes a mood and signals, something is wrong. Also, it causes people to feel uncomfortable, not convinced, confused, and not ready to make a decision. Using my analogy of a flower, a brilliant blossom, such as after a long, dark, and cold winter causes a spellbound effect. With a sigh, a person can think, finally, the wait is over. The same is true when a Buyer discovers a home that is so clean, shiny, and appealing to all senses. The feeling of I have to have it is real. Emotions are very telling and assertion follows quickly.
