Waterford Township in Michigan is full of lakes. You are never too far from a lake that you can put your boat in.
4 square miles (or about 11%) of the community is water. The lakes range in size from Oakland County's largest lake, 1280 acres (Cass Lake) down to 4 acres. (I call that more of a pond than a lake) Waterford's nickname is "lakeland paradise" for the 34 named lakes in the township.
Most of Waterford's lake homes are on city water and sewer which many lake home buyers like. Many lake home buyers have never dealt with a septic system or well. Many are afraid of wells, the maintenance of putting salt in, and many fear the taste. So buying a lake home in Waterford puts all those fears away. Buyers sometime do not realize how much money they will save by having a well or in many cases well water tastes better, and has less chemicals in it than Detroit City water.

Let's talk about Waterford lake homes. There are still some small lake cottages on some of the lakes. There is also million dollar homes on some of the lakes. Waterford has both mixed bag lakes and subdivision lakes. What I mean by a "mixed bag" lake is that you will have small homes and large homes side by side. You will have old and new homes side by side. There is not a homegenous neighborhood. You may have a small 800 square foot wood exterior ranch built in the 1950s next to a 3200 foot brick colonial built in 2000. The ranch may be on a crawl and the colonial may have a walkout basement. The next house may be a house that is vinyl sided that has been added onto a couple of times. There is no similarity in the homes on the lake.....that is what a "mixed bag" lake.
You will find that a "subdivision lake" is more like a subdivision off the lake. Homes are similar, many have brick exteriors and attached garages. Some lakes will have sections that have the subdivision feel. For example Loon Lake is probably 2/3 subdivision lake and a 1/3 mixed bag. Schoolhouse lake is a subdivision lake. Each lake is different and unique that why buying a lake home is tougher. There are so many more factors in buying a lake home.
