4th Q ~ Holiday Marketing
As we gracefully fade out of the hot and steamy summer months, Sedona real estate sales start to heat up even more. Fall is a big season for our real estate. It is also my favorite season of the year. Near the end of August, I can already see the shadow of the sun starting to lengthen. The mornings dip into the 50ºs and the crisp air is so enjoyable. We are still six to eight weeks before the leaves start to change and drop but I can feel Autumn deep into my bones. I love it.
KEY POINT: Referrals and listings have the biggest impact on my business.
Noting the KEY POINT above, everything else is just the icing on the cake. That being said, having a robust marketing network diversification is the best way to fill in the gaps and keep your name out there in your community of potential clients.
Diversified Marketing Effort
My diversified marketing effort includes: Print (Postcards/Holiday Cards, Magazine Ads) - TV - eMail - Two Newsletters, Client Luncheons - Client Dinners - Customized Gifts - Phone Calls and the Internet (Social Media). Video is a huge part of my holiday promotion. I have many seasonal videos for Halloween, Fall, Winter, Snow Falling, and Christmas. I will roll out these videos as the 4th quarter progresses.
"Buying or Selling a Home Doesn't Have to be Scary"
The above Halloween video will be used on all social media. I will also include it in My email Happy Grasshopper email campaign and AR and website blog. Putting that video together was a two day project but it was completed and rolled out last year and will be used again this year.
I decided a couple of years ago to eliminate a Christmas card and instead, send a Thanksgiving card to all my former and current clients. Why? There is always so much going on during the Christmas/Hanukkah season. I really believe that if you send out a card during Thanksgiving, clients have time to really enjoy it. It might even stay up throughout the season. I continue to do all my social media with the Thanksgiving theme. There will be at least two videos with a fall or Thanksgiving theme.

During the December holiday season, I generally put out a Happy Grasshopper Newletter with a family collage and my other IXACT Contact Newsletter is personalized for the season. All my internet marketing is completed. Postcards such as new listings or SOLD postcards are suspended during this season. I personally feel the money is wasted this time of year. I resume the New Year with regular mailings and I add a Happy New Year" card in the second week of the year, wishing all ~ much success and health.
