So. your client comes to you and asks you to stage their very well maintained, but somewhat outdated home.  They explain their current financial situation with two mortgages and no cash to replace the lovely green carpet.  Do you turn them down because you know that staging around the big green elephant may reflect poorly on your talent and perhaps stain your reputation for excellence?  Hopefully you will do as we did and remember that what we are truly here to do is serve our clients and help them with what ever resources they may have available.  Sure, we would ideally like the homeowner to replace the carpet because our knowledge of this market place tells us their is less likely a buyer to want this elephant for their very own.  However, we are trained to work within the homeowners budget and time frame, doing the best work we can to attract the most offers in the least amount of time.

Next time you are faced with a Big Green Elephant, we hope you accept the challange and get to work.

You did a great job showing potential buyers what this home can look like with the right furnishings and drew attention away from the green elephant!  Way to go!  Buyers can now actually look at the home without focusing solely on the green elephant under foot.

What a wonderful way to show what you can do...you did a great job!  Thanks for those before/after shots. 

One question...if the homeowner likes your staging, can they get those extras included in the sale of the home?  Just curious.

Thanks for your positive comments.  The homeowner is actually a family member, so I did not think twice about taking on this project.  I know staging works.  We don't need a bunch of buyers, we only need one.  Helping them see the other great features to this manicured home is all we can hope for.

I love your question.  If the buyer would like to negotiate with my company for the items we have used for staging, we are always willing to sell them the items we have used and we have in the past.  Generally this is negotiated outside of the escrow process.

That is one, " HUGE, GREEN ELEPHANT"!  I understand the frustration of wanting to do more for your clients when they perhaps don't have the budget for more.  Obviously, a more neutralized color carpet or wood floor would have been better in this circumstance, but you made the best possible solution with what little budget you had and the house looks FANTASTIC! Continued success!

You did a GREAT JOB I have the same problem with one of my houses...a big green elephant in the both bathrooms...TILE that color. Hopefully I will find towels to coincide as you did with the rug.

Phyllis, Have fun with the  color.  Citrus shades are always fun to mix and match.  kinda like what's in the rug.  Try some orange, yellow and Reds with towels and accessories.

Penny, The seller is happy with the staging, however they are currently living in their brand new "dream house".  They are very anxious to get it sold.  We are hoping it happens soon.

Christine, it is tough to get over the color.  At least it is not dirty and matted.  It is very clean and pristine.  We are hosting a broker's open with food and all this Tuesday.  Hopefully some of them will have a buyer in mind.  It's a great house.
