Why I Don't Allow Smokers In My Rentals

 

I manage 300 rentals and see a lot of applicants. Many of them want to know why we don't allow smoking. 

 

As a former smoker myself, I understand. They don't smell it the way the rest of us do. It's like a blind man trying to understand my visual description of a sunset. 

 

So here's a visual example. This apartment was occupied by the same tenants for 16 years and is probably the worst I've ever seen.

Good morning Nathan. I was a former smoker too b ut I felt the same way as a landlord.

Smoking inside properties creates what is essentially a bio-hazard.  The smoke permeates and is retained within all porous materials, including paint, dry wall, carpets/pads, concrete and wood slabs, insulation, air ducts, and even the cabinets.  The make-ready expense to remedy this is very expensive; and, is not worth the allowance for smoking to occur.  Want to smoke in one of our properties?  no problem - please understand the security deposit starts at $100.000.00.

With the walls so dark with smoke, I can't imagine how these people's lungs look. Congratulations for quitting!  And I am thankful I never started.

That's a good question, Krishna! There's no way to stop them from doing it, but it would be a violation of the lease and they can be charged for any necessary cleaning and/or repairs.
