Home Selling Tips in Sacramento's Shifting Market

By
Real Estate Agent with Lyon Real Estate BRE #00697006

The real estate market in Sacramento is starting to feel like two divided groups of people. Where have you heard this before?

Sellers have not quite realized our seller's market is over and still think they can attract wild prices. Buyers expect to negotiate and they want a good deal. Very opposing thought processes. Conflicting.

Plus, you know, this is California, so everybody is a real estate expert. You know how ridiculous that sounds, especially when half of those in the business itself are not. You can read more in my personal blog today at this link: How to Sell Your House in the Fall Sacramento Market.

Hi Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents, great advice to all home sellers. We all know that we can't possibly know what the market conditions will be six months down the road. We could predict but that's about it. Best time to sell is when the sellers are ready.

Hi Elizabeth- now THIS is why it's important to hire an experienced local agent who is very familiar with the market. What was last year, may or may not be true now in your location.

Elizabeth, I am seeing this too, and listed two homes higher than I was comfortable with, and both reduced to attract offers.   Our brisk market ended in July.

Beth Atalay We've been begging for listings for months, and now the inventory has come in but the demand is weak.

Kathy Streib Unless a person is in the real estate market, I doubt most people follow daily fluctuations or market movement. They sorta remember headlines, and therein lies the problem. They think they know what's going on, but they do not. So we have to spend a lot of extra time explaining why all the things our sellers thought were true are no longer true.

Joan Cox I would say our brisk market ended in May. Of course, sales are still moving, but it's not a hot nor frenzied pace.

Sacramento sellers need to heed your advice Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents .  No one else has their finger on the pulse of the market like you do.  You are in it all day, every day and know how deals are getting made.

Chris Ann Cleland Oh, man, have you ever hit your finger so hard on a firm surface that you cracked your nail under the nail bed? My finger on the pulse of the market took a real beating today, LOL. Just waiting for my nail polish to start cracking, and then it will be painful.

Good tips about selling homes, Elizabeth.  The market really seems to be experiencing quite the shift.  Definitely, more on the market, and I'm seeing a few price reductions.

Yes, a big frenzy of buying earlier this year, now definitely slowing. We have so much high end inventory that is definitely not moving. I see quite a few homes going off the market. It will be interesting to see what happens in the spring.
