How to Avoid 5 of the Scariest Home Selling Nightmares

October is the perfect month for Halloween fun and spooky horror movies. Nightmarish films and ghost stories have their place, but NOT when you’re selling your home! We’ve all heard horrifying tales from friends and family who encountered nightmare scenarios during the home selling process. But, it’s truly possible to avoid many of these situations entirely. 

Take a look at this list to avoid your own nightmares during your home sale. 

  1. Financial Woes: It’s possible for a lender to fail at their job and derail a perfectly peaceful home sale. The best way you can avoid this is to consistently check in (and have your Realtor check in) to ensure things are going smoothly. Make sure you have every piece of paperwork handy and necessary documents properly organized.  Another situation is that a buyer could have been pre-qualified but not pre-approved for their loan. This means the buyer isn’t actually approved for the loan they’d need to purchase your home, but made an offer anyway. Your Realtor can request the buyer get a pre-approval before the offer is accepted. This is a great safety net to avoid this frustrating nightmare scenario. 
  1. Mold, Foundations, and Termites … Oh my! These are some of the scariest words a seller can hear after their home inspection. Obtaining an inspection to diagnose any large problems is a great way to prevent any costly surprises after your final inspection. You can take the time before listing to go forward with knowledge and address any scary roadblocks that could derail your home selling plans.   
  2. But that was MINE!” Some buyers will assume fixtures installed into the home or certain appliances will be included in the sale. It might sound petty, but small things like window treatments can cause big issues. This has been known to complicate things at closing. To avoid this issue, discuss with your agent which permanent fixtures will be staying and which will be going. This is a surefire way to save some headaches.  
  3. Repair and Replace: You will probably be given a list of things that the buyer would like taken care of following your home inspection. Consult with your agent and your attorney to discuss what you will agree to repair and/or replace. The final walkthrough will ensure these items have been properly cared for before the papers are signed at closing. If you fail to repair something or run out of time, your closing could be held up or completely fall through. A great way to avoid this is to hire a contractor. This saves you time and headache during those final weeks and days before your move.  
  4. Agent Annoyance: An agent can make your home sale a dream or a nightmare. Having someone who is helpful, courteous, and knowledgeable are undeniable ways to save yourself headaches during this trying process.
