Holiday Marketing by a Beverly Hills Realtor: Endre Barath, Jr.
The background story is that: I have been in the greater Los Angeles Real Estate Market for the past 22+ years as a Realtor. To be in it this long, I had to develop good marketing systems, otherwise I would have not lasted this long. Then to boot, I would not have received year after year Awards from the two National Brokerages that I have worked for. It is that simple.
Now let’s talk about my Marketing history: Since 1999 I started sending monthly post cards out and when finally, I stopped around 2004, I was sending out post cards to about 30,000 land owners in the greater Los Angeles Area. That was about one card a month. Clearly you can guess that this was costing me a good amount of money. I realized that the wave of the future was not in postcards, but in the Internet Marketing. Please Google my name and you will notice that you can find me everywhere. Hence I feel confident that the switch was a wise move.
In the past six years I noticed that the huge Internet Real Estate Portals, of the likes of the Z’s, T’s, and R’s of this world have eliminated my Internet advantage. These portals were technically more efficient and had an army of IT guys eliminating amateurs like me.
My only saving grace has been, that by this time I was established and had name recognition from the owners of properties as well as my peers. Hence, I have had the luxury of making a good living by receiving referrals and repeat clients and was not affected by this massive disruption.
The good news in my favor was, that the Internet Real Estate Portals live of having to have listings on their platforms. Lucky for me that I am a listing agent, therefore my listings that they exposed on their portals generated views which turned into inquiries. Those inquiries I managed to convert to buyers and sellers over the years.
Observations about the State of the current Real Estate Market: I noticed that in today’s Real Estate environment, it is extremely important to have a digital presence. The Internet usage keeps growing and we cannot be buried in the online “real estate space”. So if we do not want to fall to the wayside we need to do something different from the “big disrupters on the Internet” that they are not doing.
So, with that said about five months ago I decided to go back to the old tried and tested system of Post Cards. I am testing a certain pocket of a specific zip code, just to see what the response rate will be and if it works, then I might expand it.
Thanks to reading a great many fantastic posts from Active Rain Members I decided to create a Halloween Post Card. This will be a first for me, I will keep you posted of the results. The Post Card should be ready in a couple days and mailed by the end of next week. Hence there will be a follow up post to this one.
In case you are wondering why I do not send post cards out during the Holidays or did not send them out previously? The Answer is simple: Let me share with you that after this batch goes out, I do not want my Marketing Materials to be buried with everyone else’s. I do not want people complaining about getting “too much junk mail”, like Diane does. She feels inundated with five to ten Advertisement Magazines every day and will not even mention the post card from every profession that we receive.
I have noticed that the overwhelming massive marketing campaign generally starts right after Halloween. So, I do not want to be part of the problem.
Now keeping in mind right after Thanksgiving weekend, I send out a Holiday Card to every one of my previous clients and anyone who has given me their snail mail address. The idea is I want to personally wish everyone a Happy Holiday encompassing the various Religious Holidays without offending anyone who is not religious. Before the Real Estate Market Crashed I used to enclose a” $10 gift certificate to See’s Candy”. I decided that it would be more beneficial to donate to Animal Rescue Causes that money in a lump sum, because when the Real Estate Market and the Economy Crashed the hardest hit were the Animal Rescue Organizations. People stopped donating and helping. So now my clients just get a Holiday card that is personalized and signed by me. I always throw a business card in there in case they cannot read my handwriting. This I have been doing since 1999 and will continue to do until someone suggests something better to do. I think this is my best marketing, because I always get an email or a thank you call or a return Holiday Card from those to whom I send out the cards.
