Dutchess County NY market update for attached homes

 The Dutchess County NY market update for attached homes in August 2018 fell 11.3 percent compared to August 2017 when there were 53 sales, and 47 this August. Units sold ranged from $35,000 to $475,000.

The average price increased 11.9 percent.  In August 2017 it was $203,010 and $227,133 this year. There was also an increase in the median price, going from $194,900 last August to $232,500, this year, an 11.5 percent increased.

 

Days on Market of 125 days was an increase of 48.8 percent when compared to 84 days in August 2017

Inventory continued to decline, at 137 it was 31.2 percent lower than in August 2017 when the inventory was 199.

 

The absorption rate at 2.91 months (the time it would take to work off the present inventory) is an indication if you are buying a condo or townhouse you would be dealing with multiple offer situations.
