It is so hard to tell someone who loves their home that there needs to be some changes to get the most money-or even a timely sell-out of their home. (EEEUUU)
I am definitely developing more and more tactful words to try to help clients. We all get our first homes and decorate and paint and fluff----and then time goes by, kids and toys come; we become more sentimental and less decorative and eventually homes evolve into phase of comfort. Unfortunately that isn't what buyers want to see. Buyers are interested in THEIR DREAM HOME.
Their dream home doesn't have dirty laundry, smells of dinner cooking, or closets waiting to magically organize themselves! Of course in a year or so after the buy, their homes will also smell of cooking dinners and laundry waiting to hit the wash.
What can we do an responsible Selling Agents? All we can do is tell the story of new homes, their competition. New home are all dolled up with professional decorators, empty closets with a few fancy hangers and maybe a hat box or two, fabulous drapes, top of the line flooring and window covering-----nothing like the linoleum and builders carpet you will really get. Half of the new homes would never sell if they were shown stripped down with dirt in the backyard!
How does this translate to Sellers? You don't sell your home like you live---it is all about the play. Today I suggest color on the wall-neutral color-(I don't like color-they say-you want to sell-they like color-try it), pack up every collection or junk that becomes a collection, run to a discount store and get curtain rods and drapes--try to get a color scheme going ----- clean, clean, clean---and oh yes candles for the bathrooms (burn then--stick to fig scent or vanilla-white or cream color) and open the blinds and TURN ON THE LIGHTS EVERY MINUTE during the day when you are not home---have you ever seen a dark model home? Worry about getting a higher price sell for your home not your electric bill---if you sell for more you can more than absorb the electric bill.
