Matthews, North Carolina Housing Market Update + Video
September 2018 home sales in Matthews, North Carolina (28105 zip code) saw home sale prices continuing to increase and days on market increasing slightly. Market inventory remained tight and buyer demand continued to exceed supply. Closed sales were up slightly in September, primarily attributable to lower inventory and a decrease in new listings during the month.
Average sale price of Matthews homes increased by 6.2% to just under $306,000 as compared with the same period one year ago. The median price of homes also increased by 5.8% versus September 2017 to $275,000.
Average days on market for property listings were 35 days, up two days versus September 2017. Median days on market were 9 days in September 2018, down one day versus one year ago. In other words, homes continue to sell quickly.
Average price per square foot increased by 8.9% to $135/square foot in September 2018 versus the same period in 2017. Pending sales were flat in September versus the same month last year. Closed sales were up 1.8%. Both the flat pending sales and small increase in closed sales can be attributed in great part to lack of inventory.
The median percent of original list price that sellers received for their homes was 98.4%, showing little negotiating room for homes in Matthews, North Carolina.
New listings decreased 8% versus August 2017. Matthews area's months supply of homes decreased 24% to just 1.9 months. Inventory of homes was down 17.4% year-over-year. The decrease in the supply of homes essentially potends continuing increases in home prices so long as demand for homes doesn't abate.
Clearly, it continues to be a seller's market in the 28105 zip code and a competitive environment for home buyers in Matthews, North Carolina.
