Many residents in Thurston County are outbound commuters and are typically going north to Tacoma, Joint-Base Lewis McChord or even Seattle. Many homebuyers want to be as far north as they can in Thurston County for their commutes but in doing so are missing out on a great neighborhood that may only add 5-10 minutes to their commute: Tumwater Hill.
Tumwater Hill is, of course, located in the city of Tumwater, WA. The hill has many different housing options from new construction to mid-century ramblers. But one of the biggest draws is the location to I-5. From Tumwater Hill, you can be on I-5 in about two minutes.
My relocating clients sometimes balk at my suggestion of Tumwater Hill because they look at the map and say it is too far, but as your local resource, I know what a gem this location is!
Close to Everything
Tumwater Hill really is close to everything and it's so convenient to get around. Tumwater Hill residents are close to the Westfield Shopping Mall, The Evergreen State College and the South Puget Sound Community College, auto row, state buildings and courthouse, the Capitol Campus, and parks and trails around Capitol Lake and downtown Olympia.
And the views!
Tumwater Hill has a great vantage point. From different parts of the hill, you can see the Olympic mountain range to the northwest, the Capitol Dome, and then to the southeast, Mount Rainier, and on the clearest of days, Mt. St. Helens. (You also have great cell phone coverage here!)
What kind of homes are available on Tumwater Hill?
Looking for Grandma’s house? You’ll have choices from the cottage-sized ramblers built in the 1930s and 1940s to the larger homes built in the 1950s to 1970s. You can also find traditional two-story homes and daylight ramblers with the character and charm of the 1950s and 1960s. Some of these homes have been remodeled but there are many opportunities to take on a project and update the home yourself.
Newer Construction There was a building boom in the early 2000s, mainly by Quadrant and Polygon Homes. They have open and efficient floor plans, and are moderately-priced homes.
Other builders also staked their claim and built higher-end homes. Combined this with a great view, and the home price skyrockets.
If you are looking for something a little different, be sure to check out the homes on Vista Verde Lane SW and Banks Lane SW. These are single family homes, two to three stories tall and have rooftop decks where you can see all the way from the Olympic mountain range to the Capitol Dome to Mount Rainier and the Cascade mountain range.
