I was flattered that you asked me to refer you to an agent in another state to list your relative's home. We talked about the difference between listing a house and selling one. I told you that I had worked with this. several times before and they always got the job done. I also told you not to be fooled by agents who give you the price you want to hear...and find the house sitting on the market with few or no showings...and no offers.
I told you that the agent I referred you to has no incentive to make less money by suggesting a lower price...she lives in the same city as your relative's home...she is honest...and knows the market. Her suggested list price may well not be the highest but it is most probably the price that the market will accept. She told me...she didn't get the listing and you listed with an agent for a higher price. Now according to the internet...you have had the price reduced quite a number of times...still hanging on to a price that won't likely happen with tiny priee reductions...you won't get different buyers...you will get an older stale listing.
The too bright white walls you had painted before listing look anticeptic...hard to imagine them as welcoming to a buyer. All the furniture removed...no virtual staging....the buyer can't imagine what fits where...there are no spacial references to determine that for the Buyer.
The longer you take to sell this at a price that the market rejects...as I told you before you listed it...the lower the price will be when the house sells. That isn't what your relative would want for her financial return.
It is not too late to correct your mistake...Talk to the agent you hired..OR you may wish to contact the one I sent you and find out your options. We talked about contracts...we talked about agents who go the extra mile with staging...physical or virtual.
It's hard to admit you made a mistake...and with someone else's assets, a more difficult admission....do it now before more equity is wasted.
