 Dear Joe....

 

    I was flattered that you asked me to refer you to an agent in another state to list your relative's home.  We talked about the difference between listing a house and selling one.  I told you that I had worked with this.home for sale several times before and they always got the job done.  I also told you not to be fooled by agents who give you the price you want to hear...and find the house sitting on the market with few or no showings...and no offers.Price reduced sign

    I told you that the agent I referred you to has no incentive to make less money by suggesting a lower price...she lives in the same city as your relative's home...she is honest...and knows the market. Her suggested list price may well not be the highest but it is most probably the price that the market will accept. She told me...she didn't get the listing and you listed with an agent for a higher price. Now according to the internet...you have had the price reduced quite a number of times...still hanging on to a price that won't likely happen with tiny priee reductions...you won't get different buyers...you will get an older stale listing.

    The too bright white walls you had painted before listing look anticeptic...hard to imagine them as welcoming to a buyer. All the furniture removed...no virtual staging....the buyer can't imagine what fits where...there are no spacial references to determine that for the Buyer.

 staging  The longer you take to sell this at a price that the market rejects...as I told you before you listed it...the lower the price will be when the house sells. That isn't what your relative would want for her financial return.

It is not too late to correct your mistake...Talk to the agent you hired..OR you may wish to contact the one I sent you and find out your options. We talked about contracts...we talked about agents who go the extra mile with staging...physical or virtual.  

    It's hard to admit you made a mistake...and with someone else's assets, a more difficult admission....do it now before more equity is wasted.

I've never understood why agents want to hold onto property that won't sell because they just wanted that listing SO badly, they lied to the sellers, Sally! Chasing the market is not a fun thing to have to do - not to mention, you wind up making less in the end. 

Should have listened to you - your recommended agent would not have steered them in the wrong direction!

I worked (very briefly) for a broker who always "bought the listings," then after a couple of months he'd tell the sellers that the market had changed and they needed to drastically lower the price. He also said things to buyers like "It's listed at X, but I know they'll take X minus Y."

So sad when sellers get mixed up with that kind of agent.
