Sales fell off while prices increased in the Anthem real estate market during September. The total number of homes sold decreased 11% versus August, but was up 4% over September 2017. The average sale price in September was up 1% over August and was up 23% over September 2017. The price per square foot was virtually the same as August but was up 8% year over year. And the 12 month moving average ($349,368) was up 2% over August, now up 9% from last year. Days on market increased, now standing at 81 days, up 19% versus August and up 16% from September 2017. The burn rate, (or homes under contract versus homes on the market) remains at 3.41 month’s supply, heading toward a buyer's market. There are now 166 homes on the market in Anthem, and 69 homes pending/under contract foretelling a weak October report.

Lowest Sold: $177,500
