As a listing agent you want to go into a listing presentation with valuable tips for Sellers to prepare their home for the market. Sometimes the repairs are necessary for the inspection, sometimes the repairs will help the sale of the home. I add - I will be a bit blunt, as the buyers will be brutal on showings.
Taking care of the small repairs readily visible on my walk-through are noted, maybe refinishing hardwood floors, painting and a thorough cleaning is always a good idea. Also taking care of any FHA/VA appraisal items that could become an issue at appraisal is always on my list for the Sellers prior to putting a home on the market.
This process usually works really well, the listing goes on the market and when you get instant contracts, the Seller has done a great job.
BUT, there are those times, you have given all the pointers you can, the Sellers get them ALL DONE, and then you get the dreaded call ---
We love our house so much after the items were repaired, we think we are going to stay! Guess all we needed was a kick in the pants.
Drats, sure hate it when that happens!
