Reasons to Use a Real Estate Agent When Purchasing a New Home

Sometimes you might want to run out and look at a new model home. Before you run out, you might want to think about taking your agent with you.

 

New home builders are building homes with their own interests in mind. They usually have their own agent or representative sit in a model home to ask questions and help you get a home. When you do not take an agent with you, they claim ownership of you as a client. They will usually have you sign a log when you come in. When you show up without an agent, the builder feels that you are not represented and will not allow you to be represented later on. The builder and their agent want to make as much money as possible.

 

So why take a real estate agent with you? A good agent will help you to understand complex contracts, negotiate pricing and upgrades, and defend your position along the way. As more and more new homes are being built, builders are unable to meet building deadlines due to a severe labor shortage in Salt Lake County. Generally if you are on your own, the builder will tell you that there isn't anything that can be done. Sometimes you are waiting to move in and have the sale of your house pending or already sold. Sometimes this type of delay might also force you to put all of your belongings in storage and move into a short term apartment lease or hotel while you are waiting. A good agent will help you negotiate concessions or price adjustments along the way if this happens.

 

Before going to a new builder, call me first. Let's go in with a plan and truly get the best deal possible.

This is such valuable information, Brian. Buyers who go into model homes without an agent amost always end up paying more than they would have if they had been represented by a good Realtor.

Dear Brian,

Very good idea! I recommend multiple inspections & frequent visits to new homes. You can do it by yourself, but a good Realtor will likely save you money or headaches & all for the same price.
