The Town of Castle Rock is located about 30 minutes (29 miles) south of Denver and enjoys a population of 56,962, which has inched up about 1,000 per year.  Elevation of Castle Rock is 6,202 feet above sea level.   The median age is 37, and median household income is $134,148.  Castle Rock includes Castle Pines, and many rural farm areas outside the City limits.

 

The Castle Rock real estate market for the month of September saw a decrease in sales over the previous month.   The under contracts have decreased and inventory has increased over the previous month, which is good news for buyers.  It is not so difficult to "win the bid" these days!  These stats include Castle Pines and Castle Pines Village, single family detached homes as  multi-family homes, courtesy of Joan Cox, Metro Brokers House to Home, Inc.

 

Sales decreased from 217 in August to 196 in September

Days on Market increased from 13 days in August to 22 days in September 

Average Price increased to $434,006 in September from $429,900 in August

List Price/Sold Price remained the same from 100% last month

 

The highest priced property sold in September for $3,975,000, and was an auction in Castle Pines Village.   This home was built in 2001 and has 7 bedrooms, 12 bathrooms, with a total of 16, 420 square feet and a four car garage all on 6.58 acres.     

 

As of today there are 496 active listings (attached and detached homes) ranging from $235,000 to $4,900,000 available in Castle Rock, which is an increase from 444 this time last month.  You can use this link to see homes for sale in Castle Rock.  This link for active listings will give you attached and detached homes.

 

There are currently 221 properties showing under contract ranging from $165,000 to $1,999,000, which is a decrease from 246 this time last month.

I love reading your market reports on Castle Rock, Joan. I know, I'm a weird nut, LOL. Guess this is a place for many Millennials to move when they can't afford Denver but still want a nice home in a good area?
