The Neighbourhood
Pleasantview is located in southwest Edmonton. It is bordered by 111 Street to the west, 61 Avenue on the north, Calgary Trail on the east and 51 Avenue to the south. The neighbourhood was established in 1946 and has larger-than-average lots, many of which are being used to construct new larger homes. Most of the original homes were built in the 1960s and 1970s.
The population of Pleasantview is approximately 3,700 and there are 2,100 residences. Homes are single family (45%), duplexes and townhomes (15%), low-rise apartments (20%) and high rise apartments (20%).
Schools and Amenities
There is one school in the neighbourhood, Mount Pleasant Elementary School. The Pleasantview Community League maintains an outdoor rink and tennis courts at the community park. Southgate Centre, Edmonton's second largest shopping mall, is adjacent to the community. The Southgate ETS station is located on the west side of the mall.

The Pleasantview market experienced a strong September. Average sold price/SF for the homes sold was 6% higher than last year. The sold-to-list price ratio of 97% is similar to prior data. The decrease in months of supply during September makes Pleasantview a seller's market.
