It seems there are a lot of real estate apps and tools that are out there competing for the buyers use on their home search. Here are the tools that I find the most useful from my clients:
-Sotheby's Mobile App: This mobile app is the premier choice for house hunting. You can view all current listings, search by proximity, get directions, see which listings have had price changes or have open houses planned, search by lifestyle, and allow buyers to favorite homes. With this app as well, you can search by lifestyle, share listings, search more in depth as well as providing an easy way to get in touch with your chosen real estate professional.
-Market Report: This monthly report gathers information from the local multiple listing system & summaries real estate activity in your chosen town or towns where you are considering purchasing a home. You can see the number of homes on the market compared to years past, as well as a comparison on the average sales price, days on market and number of total homes sold in the time period.
-Mortgage App Provided By A Local Lender. This will let you see how much the house is going to cost you, what the rates are based on different products. In addition, some of the local banks apps have the capability to upload documents that you would need directly to the professionals to get your financing approved. It also makes it easy to get in touch with your mortgage rep with any questions that you may have.
-Google Sheet/Google Docs: You will want to keep track of a number of figures, important dates, people & details of the home. Clients have found it very useful to keep themselves organized in their own buying process.
-Tape Measure: Buyers want to see how much space the homes have to accommodate their current furniture and to measure for any future purchases post-closing.
-Bonus Points: Flashlight & Sotheby's Curate App: A quality non high-battery burning flashlight app on your smart phone or tablet. Like it or not, you will be sending some time in the time in basements and attics. You want to see what is going on up there. In addition, the Sotheby's Curate App allows buyers to virtually stage furniture in vacant houses, so they can see what the homes would look like.
