1.  Pricing ~ The most important step is pricing your house properly. If you charge too little, then you'll always wonder if you lost money on the deal. These are key factors in getting your property sold at the best price.

You never know who is going to phone you or knock on your door...perhaps they may not harm you but, they may be scoping out the place to return later!

Excellent! I have a gentleman in my neighborhood who is trying to sell his home FSBO and it has gone through two years and it is still unsold. Part of the problem is that he isn't home half the time and, therefore, limits the showing opportunities. Hire a realtor!

So true. We handled the buyer side of a FSBO a few years ago. I told both sides, the price was too high and it wouldn't appraise. The buyers really wanted it though and gave the sellers their list price, since they wouldn't budge. Since it was a loan, I knew the appraisal would be an eye opener. It came in 25K under - the sellers were shocked. Good golly. Hire a professional.
