Across the board in Danbury,CT, it is more of a home sellers real estate market than it has been in the last few years. Because of the lack of inventory, home buyers may be willing to pay close to your asking price. The market will tell us within the first month or so how we are doing with the value in the home.

After seeing your home and reviewing activity in your neighborhood, as well your motivation & timing, we can determine where we should start to price your home. Based on my exprience as a full time real estate agent in the Danbury,CT area, I can usually get an asking price set within twenty four homes for most homes.  However, we can discuss where you want to be if that if your only objection to my real estate service proposal.   So far this year, both single family & condo owners in Danbury,CT have average 97.8% of their final asking price when their home sold-data per smart MLS 1/1/2018-10/23/2018. 

My goal as a listing agent to get the homeowner's the most value out of their home as they can in a reasonable time period.  You can not underprice a home-and if you think can & I do, you are mostly likely to get full price offer or one very close to asking or above asking price offers & you as the seller can decide how you would like to proceed. Also when you get an offer, we not only have to consider the price, but as well as the terms (financing, dates and contigencies) which we will discuss when the offers come in.
