All our good weather brought condo buyers and sellers together in a big way this past week, with plenty of activity. Homes only had minimal action, but some is better than none at all! Here is your update:

Kaiulani 5 is available for $1.395M after selling for $1.275M in 2/18. Nihilani 7B is priced at $679K since selling for $335K in 8/12. Villas of Kamalii 13 sold for $900K in 4/07 and is priced at $825K as it comes on the market.

Nihilani 28A is listed for $835K. It sold from the developer in 10/06 for $795,575. Alii Kai 12A went into escrow in two days while priced at $475K. The seller bought this unit in 8/11 for $289K. You’ll also see it under the contingent portion of this update.

Contingent:

Sandpiper 103 is in escrow after only 27 days priced at $448K. The last sale was for $340K in 9/16. Alii Kai 12A went into escrow in two days while priced at $475K. The seller bought this unit in 8/11 for $289K.

Mauna Kai F3 is in escrow after 97 days priced at $587K. The last sale was for $450K in 9/06. Hanalei Bay Resort T35 sold for $125K in 11/84. It found a buyer while listed for $699K after 44 market days.

Sales:

Plantation 1411 sold in 1/14 for $482,500 and now has a new owner who purchased the property for $580K cash while it was listed for $599K. Plantation 122 also sold this week. Priced at $690K, it sold for $669K. It was purchased in $575K in 11/13.

Withdrawn:

Sealodge F2 was withdrawn after 404 market days priced at $629K. The most recent sale was for $268K in 7/01. After 122 days on the market, Plantation 711 was withdrawn. Priced at $650K, it sold before for $425K in 4/13. Puu Poa 101 has been listed for 361 days at $1.149M. It was withdrawn this week. The last sale was for $1.350M in 8/07.

Price Changes:

Puamana 2B reduced slightly from $45K to $449K. The condo sold in 6/05 for $510K. Sealodge F8 is available for $699K after a reduction from $720K. The last sale was for $450K in 3/04.

Now on to your Princeville Kauai single family home update which was pretty meager:

Sales:

5127 Iolani sold for $750K. It was priced at $795K and sold previously for $725K in 1/17.

Under Contract:

4216 Kinau Place went from in escrow to under contract and should be closing soon. It is priced at $1.249M.

That’s it for this week. October 2018 is lagging well behind last October, with only 52 sales so far, well below the 132 from last year at this time.

Although the road to the end of the Island isn’t yet opened, there are still many fun activities and great restaurants to choose from. Lucky for us, The Dolphin Restaurant in Hanalei has reopened! If you haven’t yet visited this Island institution, make it a point to stop in. They’ve also opened a second location in the shops at Kukui’ula for South Shore visitors and locals.
