Cypress - New Homes at The Preserve in Carlsbad

The first single family detached homes were released at The Preserve back in April and are selling well. Here’s an update on the community as of October 24, 2018.
The new single family homes at Cypress are 2- and 3-story. A total of 56 homes will be built at Cypress. My understanding is that all the 3-story homes have been built or are in process (some are sold). The remaining homes will be 2-story models (i.e., homes without the 3rd floor bonus room and roof deck).
The 2-story models include:
- 3 floor plans with living space from 1917 SF up to 1994 SF
- 3 bedrooms
- Tech center in all 3 plans, plus an additional "flex" space in Plan 3
- 2.5 baths
- 2-car attached garages with private fenced yards
- Current pricing (subject to change and based on lots and availability) for all Cypress homes ranges from $770,990 to $863,990.
The Preserve offers a number of amenities, including a residents’ recreation facility with state of the art exercise center, pool and spa, BBQs, and outdoor seating areas. Residents will appreciate the plentiful open space (over half of the total 156 acres of The Preserve), walking paths with access to the Carlsbad community trail system, and playgrounds.
Children living at The Preserve will attend the Carlsbad Unified Schools, including nearby Hope Elementary School and Calavera Hills Middle School.
During the construction phase The HOA fees at Cypress range from $146 to $264 but are expected to be $195 when the community is completed. The HOA fees include front yard landscape maintenance. Property taxes and Mello Roos are approximately 1.3%, which is on par with other Carlsbad communities.
Front yard landscaping is included; owners have 9 months to complete the installation of their backyards (approval of landscaping plars are required by the Architectural Committee).
