Selling your Home - What do Your Walls Say About You?

Yesterday I enjoyed another weekly home tour with available listings for sale in Dove Mountain, Marana, AZ.  We saw homes priced from $300,000 up to 1.4 million.

One of the things that enters my mind when looking for a new home with a buyer is...what mind set is the seller in?  Are they motivated to sell, or are they just listing to "see what happens"?

One of the advantages of a home tour is, we can ask a question like, "Why is the seller moving".  When I ask that question on behalf of a buyer it's not because I'm being nosey about someone's life -- but because I want to know if they are serious about selling. Other times, we're helping our fellow agents convince a seller that it's time to pack away the fine china and crystal -- it's not going to help you sell your home.

So..what do your walls and decor say about you?

If I see a home filled to the gills with collections - be it teapots, teddy bears or world tour items...is the seller really ready to move?  Do they have the home priced within the market value range?  If it's high - will they be willing to negotiate?

If I see a home with no packing begun -- I'm wondering -- do they have the world's best movers, or are they really fast at relocation - how LONG until they'd be willing to vacate the home?  Some times my buyers are cash, or just in a hurry because their own home is in a contract, and they want to close in 30 days.  Can the sellers make it happen?

When I'm helping my sellers plan for a move/listing their home, I'm in the same mindset.  I'm not asking personal questions for my own curiosity - I'm trying to help you maximize your home's potential in the eyes of a prospective buyer.

Too much stuff -- they can't see themselves living there -- PERIOD.  Closets filled to the rafters?  Maybe, the buyer thinks there isn't enough storage room.
