The Dutchess County NY real estate September 2018 update for condos and other attached homes increased by 27.5 percent, going from 40 units in September 2017 to 51 this year. Units sold ranged in price from $31,000 to $1,100,000. The million dollar sale was located in Beacon NY.   This was a converted loft of a former industrial building.

The Dutchess County units sold in September were built between 1912 and 2017 with square feet from 560 to 3029.


Average price, when compared to September 2017, was down 2.7 percent.  Back then, the average price was $232,267 and this year $225,956, in other words, a 28.5 percent drop.  The median at $153,000 this year came in lower than the same time last year when it was $214,000.


Days on market came in at  96, a drop of 7.7percent when compared to 104 last September.


Inventory continued to decline, at 137 it was 23.5 percent lower than in September 2017 when the inventory was 179.


With an absorption rate of 2.68 months ( the time it would take to work off the present inventory), you can’t afford to make a low offer since multiple offer situations should be common.
