Orchard Mesa is an unincorporated community adjacent to and part of Grand Junction.  Orchard Mesa is a great location that offers easy access to Highway 50 or Business I-70.  Downtown Grand Junction, shopping and restaurants are 10 minutes away. Recreation is a quick drive by car or bike to Las Colonias Park and the Riverfront Trail.

Granite Springs

Granite Springs is no longer a secret because all of the wonderful things about the homes and neighborhoods are being told.  If you are looking for an impressive looking subdivision, this is it.  The neighborhood has a welcoming entrance and immaculate landscaped medians with gently winding streets. The homes in Granite Springs offer a variety of architectural features, and wonderful interior finishes and amenities.  All of the homes are one story, on extra large lots with RV parking.  Square footage ranges from 1700-2400 and homes were built by Pace Construction from 1998-2007.  Home values are in the $290,000 to $350,000 range.  Located off Highway 50 at 28 1/2 Road there is quick access to shopping, businesses and highways.

Chipeta Pines

Chipeta Pines Golf Course is the only golf course in Orchard Mesa.  Most of the homes in Chipeta Pines are built around and back up to the golf course with beautiful views of the Grand Mesa to the east and the Colorado Monument to the west.  Why do homeowners like Chipeta Pines?  If they are golfers they like the fact that a beautiful golf course is close by.  They like the manicured look of the neighborhood and that it is away from the city. Homes were built 2001-2002 and range from 1300 to 2150 square feet.  Homes on Dream Street have the best views and back up to the golf course.  Home values are $270,000-$325,000. There is a small section of town homes that are maintenance free.

Unaweep Heights

Unaweep Heights has been a popular neighborhoods since it was built in 2004-2007.  The homes have great designs that incorporate stone accents. There are one story and two story homes and range from 1400-3100 sq.ft.  There are two car and 3 car garages with average size lots.  There is good access to Highway 50 or Business I-70 and the Riverfront Trail for recreation.  Orchard Mesa schools, parks and community swimming pool are also close by.

Hawks Nest

Hawks Nest is a newer neighborhood located near Highway 50 and B Road.  It has some upscale homes that lend themselves to accommodate those seeking larger floor plans with RV access and amenities.  There are one story and two story homes with 3 car garages, RV parking and RV dumps.  Square footage is 1400-3100 square feet and the homes were built from 2009 to 2017.  Prices are around $280,000 to $370,000,

Chipeta Glen

Location is just one of the great selling qualities of the Chipeta Glen subdivision.  This neighborhood is also located adjacent to the Chipeta Pines Golf Course with views and open space features.  The homes were built from 2005-2008 with a few remaining lots being built out in 2017.  Home size ranges from 1800-2500 squarae feet and there are one story and two story homes and most have 3 car garages.  Lots sizes are average and prices range from $330,000 to $385,000.

Riverview Estates

All the construction In Riverview Estates has been completed from 2009-2017.  There are many designs throughout the neighborhood with character showing in every home.  Exceptional landscaping accents the neighborhood in Riverview Estates and at the subdivision entrance.   All the homes are one story with 3 car garages.  Lots average from .18 to .20 and a few are larger and have RV access. Square footage is 1500-2275 with prices at $285,000-$330,000.

Spyglass

Spyglass is the premier neighborhood for new homes in Orchard Mesa.  There are many different styles of new homes and several builders to choose from.  One story, two story, and luxury custom homes.  Construction started in 2006 and you can still buy a home there today.  You choices are spec homes or choose a lot and have a home built.  The subdivision offers its own community center, swimming pool, walking trails and extraordinary views from the elevated lots.  HOA dues currently are $700 per year.  Home prices  start at $350,000 and up to whatever  you want to spend.

Country Ridge

Country Ridge was constructed in 2005 through 2006 and is moderately priced.  Square footage is 1600-2000,  all homes are one level.   Lots are average size and a few have RV parking.  Country Ridge is located off B Road and Country Ridge Road  Prices average around $270,000.

Mountain View

Mountain View is a luxury neighborhood located in the heart of Orchard Mesa.  It is situated off B 1/2 Road and 29 Road.  When you drive through Mountain View you will see some estate looking homes. Most all of them are custom built and have many architectural features, high quality, finishes and latest technology. Home construction started in 2017 and continues today.  Square footage ranges from 1900 sq.ft. to 3000 sq.ft. There are several different builders and prices are from $345,000 to $450,000. Some lots have a lot premium.

Carriage Hills

If you are looking for an Orchard Mesa location within walking distance to Orchard Mesa schools, Eagle Rim Park, and Orchard Mesa Pool, Carriage Hills would be a good choice.  The neighborhood was built from 2007-2008 with a few remaining lots built on in 2013-2018.  There are one story and two story homes with 2 car and 3 car garage. Lot sizes tend to be on the smaller side, square footage is 1400 to 2000 square feet.  Prices are $240,000 to $270,000,
