Have You Considered a Mini Split System for AC?

By
Real Estate Agent with Lyon Real Estate BRE #00697006

Ductless AC or mini-split systems have been around for a while but I haven't really heard much about them until recently. Which is odd given the fact I live in a city like Sacramento where temperatures climb to 115 in the summer. Homeowners in some lower-income neighborhoods don't even have a window AC unit, and I don't know how they do it. Well, older homes with plaster walls offer some insulation from the sun, but still. It must get really hot.

But the thing I have discovered while investigating mini split systems is there are many configuations and styles. You can set it up in every room or just a few, depending on layout. It's efficient, quiet, dependable and inexpensive.

You can read more about and see the photos of installation in my personal blog today at this link: Should You Buy a Mini Split System in Sacramento?

Hi Elizabeth- I have to admit that I'd never heard of a mini-split system or ductless AC. I'm from Houston where everything is air-conditioned. I did grow up with window units and a wonderful attic fan that I loved!

You mean central air-conditioned, Kathy. Because a mini-split system is air conditioning. It just doesn't run through the ducts. My system has blades that sweep up and down and from right to left so it gets everything and ceiling fans carry the cool air, too.

It is so quiet. You can't really hear it.

I had never heard of a mini-split prior to a couple months ago.  We don't see them often here in Sacramento.  However, I have a friend who recently moved to South Carolina.  She just finished having one installed.

Elizabeth, I have not heard of them either, but hope it helps keep your HI home cool.

That's pretty cool, no pun intended.  I have often thought of using the lowest power one they have for my home office, which seems to have the most ineffective duct work EVER.

We are both fans of the mini-split systems. We don't have them, but see them in plenty of homes. Primarily, we see ductless systems that both heat and cool. For smaller spaces, or areas without adequate ( or missing) ducts, it can be a great solution.

This is way above my pay grade and comprehension, Elizabeth! I've lived with central air forever, except in Paris and London where there was none in the first place ("fun" when it got really got!).

Nina Hollander They are super efficient and supposedly will save tons on my electric bill. I do not use AC every day, not one of those people, and I can stand it a bit on the warm side, but when it pushes over 82 inside the house, that's just too warm.

Good morning, Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents I have a split system I had installed 10 years ago in the single family investment property I own.... my own home has two separate central air systems because I have FHW heat.... when the second floor system dies, I'm installing a split system for the upstairs...

We are in our fourth home and only one of them had central air. Although the northeast has a short period of hot weather per year, I can't imagine not having some form of a/c.

Glad to see Kathy feature this in her Ah-ha series. It's a wonderful option for certain properties - and having this information as part of our real estate knowledge is value added for clients. D

Good morning Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents ,

I'm so glad that Kathy Streib featured your post in her "Ah-ha" series for the week. I've seen this option installed but not many of them..we HAVE to have air conditioning in Texas and this is a good alternative for certain properties.

Yes, these systems are whisper quiet and can crank out some cold.  They can be located in several rooms if you have a larger house.  As Elizabeth relates, the ductwork was messed up in an older house and to avoid spending the money to redo everything this is not a bad idea.  If you have a space that stays too hot because your existing system is underperforming, this is a quick fix.

Excellent post and advice.  I'm installing a mini split currently in a flip property I'm working on.  It's a great way to supplement a current system without have to revamp the existing system.  Great post!
