Unexpected Happenings at a Pre-Drywall Inspection
A couple weeks ago, I was watching over a co-worker's business while she was on vacation. One of her clients was not only a seller, but a buyer of new construction. This client is one that I got to know pretty well as a seller. He was in a rather contentious home inspection negotiation when I came on the scene. When we got that put to bed, I thought I would simply be handing the folder back over to my friend when she got back. Nope. The client called and needed me to show up for a pre-drywall inspection of his new construction home. At least that wouldn't be contentious or otherwise troubling for him....or sot I thought.

Cut to my pulling up for the inspection behind a police car. It was a first to see a police officer dusting a home under construction for finger prints. Turns out the builder has been the victim of theft of long runs of copper wire during this phase of construction. I braced for impact when the buyer and wife were briefed on the theft. They were unphased.
Oddly enough, the thing that got their dander up was me calling vertically oriented washer and dyrer sets "stacked." The wife lost it on me. She screamed that she wanted washer and dyer units on top of each other, but not stacked. In her mind, a one piece set is not a stacked set. Fair enough, but a bit of an overreaction. Maybe the stress of the police being there had set a bad tone.
On the way out, I stopped by the model and talked to the on-site builder rep to get her warning the washer/dryer orientation may be problematic. To say this gal was less than friendly was an understatement. Her body language was hostile and closed as I explained the potential issue. She snapped, "Oh. You were with MY clients, the Joneses?" A client is someone with whom you have an agency relationship. That is NOT the builder representative. In fact, if this gal had an agency relationship with anyone, it was with the builder. Not just a miserable lady, but an ill informed one at that.
Oh well. Just my circus for a week. Smile, nod, smile, explain, smile and leave. My friend and I shared a few laughs over the whole thing. And after talking with my friend briefly the other day, it seems the theft of wire didn't impact the delivery date of the home. The builder is finishing up early. I'm just wondering if they ever caught the person stealing the wire.
