16 homes closed in Winnetka in October, slightly less than last October when 19 homes closed. The most positive thing to see (in the stats below) is that the absorption rate in Winnetka is 6 months. This means that if no new inventory came on the market, a home would take six months to sell.
This might seem impossible because of the prevailing belief that there is a lot of inventory - but the math doesn’t lie. The Winnetka real estate market would now be considered on the high side of normal, trending toward a buyer’s market, but just barely.
