A Look Back At The Greater PHX Area's October 2018 Real Estate Market

Cancellations and listings expiring in October went up to 2,056 from 1,771 from the prior month but that didn't stop new listings from surging from 9,700 from 9,065, with active listings getting a boost from 16,829 to 18,333. The current supply is seen to support inventory for 2.5 months, up from September's 2.4 months.
Listing success rate went down a bit from 74.9% to 72.0% but homes now spend an average of 60 days on the market, 2 days less from the previous month. And while the sold to list price ratio slightly fell from 98.9 to 97.8, the average sales price rose to $326,148 from $318,596.
