The holidays are just around the corner, and 2019 is marching in place waiting to go into action. Are you ready for 2019? What are you doing right now to prepare for the new year?
You certainly cannot wait until January of 2019 to market for new business to surface that month. 2019 marketing must begin now. The majority of people will not list in the dead of winter in states that have bad winter months. What they’ll do is prepare for the spring.
Homeowners who are thinking of selling in the spring of 2019 will be following the marketing of agents in their area. They’ll have two or three agents selected to interview in preparation to make a final selection.
Agents have the mentality that winter months are the time to eliminate as much marketing expense as possible. The holidays consume them with no money spent on marketing.
The newspaper ads are the first to be eliminated. Whatever direct mail marketing was provided during the year comes a grinding halt during the holidays. There may or may not be online market, but what will there be to market without digging for business.
This is the prime time to beef up your marketing. Those who have thoughts of entering the market to buy and/or sell will pay close attention to those who market consistently. The team members have been called on listing appointments and told they were called because the marketing is “consistent.” Consistent means “no gaps.” Consistent marketing will eventually be expected and must be visible every week by those who follow you. We have had this information confirmed. All I needed was to have those comments repeated to me, and my marketing increased and improved.
Comments from homeowners are worth a bundle. They’re important and those comments give you great guidance with preparing future marketing plans.
The holidays are a great time to mail a postcard wishing the recipients well. Use the backside of the postcard to offer your Market Analysis. It’s not only in good taste, it’s necessary.
Agents will justify their lack of interest and lack of desire to spend time and money on marketing from Thanksgiving through New Year Day by calling that marketing in poor taste. You can be assured, I’ll be taking full advantage of the others’ mistakes!!
