How Is My Midtown Atlanta Condo Listed?

When you are considering hiring a real estate agent to market your home, there is a long list of questions you should ask them. Some questions may seem obvious, and others may not. This question is not so obvious....

How Is My Midtown Atlanta Condo Listed?

When you select a real estate agent to market your Midtown Atlanta condo, you would hope they know what they are doing, right? Well, such is not always the case. You see, we are independent contractors, and are mostly responsible for our own work. Some of us will complete listing forms and turn into an Office Manager or Listing Coordinator for them to input the listing into the MLS. To stress how important this step is in your home selling process...well....

Most of the information listed on the MLS input will be carried out into the world of the Internet and any number of real estate websites. For example, you list with and my brokerage, Palmer House Properties. Your listing can then be found anywhere from Zillow and Trulia to and even another brokerage's website. So, what get's put in there, so it gets out there is important. 

But there's a second part to this as well. As a real estate broker, I also look at the MLS for information on a listing that I may want to show to my Buyer. Especially if it is a condominium, a key question is, What does the monthly HOA fee cover? 


Take a look at how this portion of the MLS information (this is what I as an agent see) was entered:


You see $372/Required for the Association Fee, and to the right, it is a Monthly fee. However, two lines down, you see "Assoc Include" which is where your listing agent would enter all that the HOA fee covers on a monthly basis. 

Be kinda nice to know, right?

Just a little bit more informative, don't you think? Now the Management Company information will not appear on other websites, but the Association Fee information does. 

How is this important to you as a Seller?

Well, first off, in my example, both the Buyer's agent looking in the MLS for condos to show their Buyer can see what all is included with the monthly HOA fee, as can a Buyer searching online. 

But secondly, it's how your condominium is not being marketed effectively! Take another point you have have missed...Under HOA Rent Restrictions, our listing says "YES" there are rental restrictions. The other example says "NO." Now, if I'm an agent working with an Investor Buyer that wants a property they can lease, can they lease in this building or not? We have two different pieces of information here. 

What Does MyMidtownMojo Do When Listing My Condo For Sale?

As you can see from the example, we make sure we have confirmed with YOU, the owner, what you have been paying for on a monthly basis in your HOA fee! And we make sure we have it listed correctly on our, YOUR, listing. 

And this is just one part of the listing information we input into the MLS. There are numerous other details, like Property Taxes, square footage, etc. And in a condo building, listing the amenities available is also important.
