Time to Invest in Real Estate?

Is this a good time to invest in real estate?  

I've always thought real estate was a good investment.  It is not a liquid asset like other investments but has a lower risk usually.  That's why I like it.  I like making money but having a low risk of loss.

I've been investing in the stock market recently and the volatility can sometimes make you crazy! :)  Anyone else feel like this?  I am sure there are many of you that feel the same way.

A few years ago we took a big downturn on real estate and it was something we could not forecast and it affected almost everyone.  That downturn has reversed now and things are back up to where they were and many areas have surpassed their goals several times over.  This is what usually happens when real estate loses value, wait a few years and it will return.

So, is now still a good time to invest in some rental properties or commercial buildings?  How about some vacant land?  Or are the REIT's more attractive to you?

I am weighing the pro's and cons.  I have remodeled so many properties in my life but questioning if I want to do that again.  Do I want to deal with tenants knowing how the laws have changed in recent years in favor of the tenants that don't necessarily want to pay their rent.  It is a hard decision to make.

Talk to a real estate agent that is knowledgeable in your area before you take the leap.  You will need a partner to help you from time to time to find properties and advertise them.  If you are young, invest in real estate.  It is a great way to make money.

Over the long haul yes, real estate is a good investment.  But like other investments it requires patience and just like other investments, one must diversify to hedge your bets.  Good post Ricki.
