Mentioning that your home has picket fences, jacuzzi tubs, outdoor fireplace or pit can help sell it for 21 percent more than expected. You can get a bit more for hardwood at 22 percent more while outdoor kitchen, gas furnace and home theater are at a 23 percent premium. That eyecatching pergola can get your home sold for 25 percent more.
Landscape, path, outdoor or deck lighting on an entry-level home fetches 26 percent higher than expected. Mid-century modern design homes like ranch and split-level types can sell for 28 percent more than expected. And that claw-foot tub in the master bathroom? Don't forget to include that too as it can command up to a 29 percent premium.
The biggest gainer? Solar panels, seen as an "upgrade," take the cake at 40 percent more than expected. Energy efficient features not only tend to look good on a listing description, they're seen as high premiums among starter homes.
While not every homebuyer might be willing to pay the premium certain home features add to a listing, knowing which features or amenities to highlight- or would matter to your ideal buyer- can greatly increase your chances of having it sold above expectations.
