When showing a home - should you discuss others homes also For Sale?

As Manchester NH was turned into a winter wonderland, the blood was boiling over at a home listed For Sale. No, not one of my listings, It was another large companies. Now this week ther was a question in Q and A that discusesd how much or how little one should say when showing a home. Now if you are from the Listing Agents company, sometimes saying less is more.

 

Lets set the scene. The Home Seller has ALEXA. In case you do not know, she is always listening. The seller said that some one from the Listing Agents office was showing the home. The buyer asked a lot of questions about some repairs done. The agent may of assumed they did not like the home and started discussing other listings for sale. The seller on the other end of his AMAZON ECHO, heard this and lost it. Thinking they should be talking better about his home.

 

In the end and to make things shorter, the seller fired his agent. His agent though withdrew the home from market but would not cancel the listing agreement. The seller asked around and was given my name to meet with. I went through the home, saw the repairs and offered advise how to avoid that issue again. The home though can not be listed without a full release from that listing agent. He wanted to sign a listing agreement but without a release, i can not. He asked about post dating a listing agreement?

 

It leaves to question why the seller was lisenting? If it was legal and we discussed posting a notice that cameras and or voice recording devices were in use. When I list a home I do ask that. This issue sure could have been avoided with communication from the agent to the seller. In the end a happy seller is just as much of a goal as selling the home.

 

 

The moral of the story is that there is a difference from agent to agent.  That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

Good mornng, Scott Godzyk when showing a home, listen don't talk.... let the buyer share his/her thoughts with you.... then make a decision as to whether more homes need to be shown.... why continue to spin the wheel when you already landed on the winning home....

Hi Scott Godzyk - If you are doing the right thing as an agent, it does not matter who is listening. My job is to sell my listing. While I am in that home, that is what I talk about and point out the features.

At the NAR condrenece in the security class the instructor said sellers should give full disclosure on listening and recording devices. He said check with your state laws.
