Your Winter Door County Home Search and Sale

 

"Winter" started early this autumn, with Door County experiencing January-like temperatures by mid-November.  So it's always a good time to remind Buyers (and Sellers) what to expect when searching for a Door County home from October through April.

 

This is a PEAK time to be a Seller, because there is much less competition on the market, allowing your property to shine more than in the summer months.  Together, we work with Buyers to help them find their dream property.

 

Seller safety:  Make sure your driveway is properly plowed and the walk shoveled and de-iced, if necessary.  Sometimes even the best boots cause slips and falls.  However, Buyers also have to be prepared for homes that are not plowed or shoveled.

In 2013 I had the opportunity to show a bank-owned home that garnered a great deal of interest because of location, condition and especially price (well under market).  My Buyers drove up from Green Bay and I told them to be prepared.  We walked one quarter of a mile down a driveway through four foot snow drifts (up to my waist) to get to the house on a sunny and cold Sunday afternoon in January.  We were the first people into the house, the first people to place an Offer the next day, and in spite of multiple offers during that week, my Buyers got the house.  The early (and prepared) bird gets the worm, but if my Buyers and I had not dressed for extreme elements (and of course the house was unheated and winterized) we wouldn't have made it through that hour-long showing and the long walk up and down the driveway.

Buyers searching for a Door County home in winter should dress for the occasion, as not many homes are heated, and many are winterized with the water shut off (I always remind my Buyers to visit the loo before we go on a long winter tour).  And tour we do---I've sold multi-million dollar homes in the dead of February.  An important thing for ME to remember is warm hands--fumbling with keys and a lock box can be frustrating in the cold.  I remember a home I showed in January of 2011 in sub-zero temperatures, a winterized, non-heated home.  My Milwaukee buyer and I dressed for the weather, but the window off Lake Michigan had me bone-chilled by the time I found the (snowed in) lockbox, and upon opening it, there was a single key with no chain--which I promptly fumbled and dropped into five inches of new, powdery snow.  That was an anxious few minutes--we found the key--and my Buyer felt the drive up was worthwhile enough to make an Offer.  They are now enjoying their Baileys Harbor home.

 

If I have time, as I did this morning, I'll run ahead to my listings that I know are being shown to open and turn on some heat and lights.  On gloomy days, a warm, bright house shows 1,000 times better than the dark, winterized homes that I show.

Northern Door County's Liberty Grove does its own road maintenance, while the County handles the State highways and most other municipalities.  The main arterial roads (State and County Highways) are cleared first, while owners contract with many private individuals for plowing and sometimes also shoveling.

 

Buyers, if the house is heated, we may be asked by the Seller to take off our boots and/or put on construction booties in order to walk through winter listings.  Sometimes we are asked this even if the home is NOT heated.  So I do carry spare booties at all times, and often have to remind myself to make sure my socks aren't unraveling and/or check for holes if I know I'm showing, because chances are I'll be taking off my shoes (this is no different from making sure I have a good manicure in the summer).

One other thing Buyers need to remember is that if we do write an Offer and there is a home inspection, the home inspector will want heat and water on, so that should go in the Offer.  Sellers don't like to have to "de-winterize" their homes, but it's an often-occurring thing with an accepted Offer from December through March.
