I am Thankful this Thanksgiving season for Zestimates

Change the way you look at things and the things you look at change. 

Idaho is a non disclosure state so nobody besides the MLS members have a clue as to what homes sold for.  Needless to say without information to draw on, Automated valuation systems like Zillow zestimates are not accurate.    This was a great blog post by Scott Godzyk in Manchester that recognizes that the average person will realize how off zestimates are and reach out to their favorite local real estate professional to give them the sold comparable information to know what their home is currently worth in their market. 

It is a great conversation starter and once we look at it that way rather then it being a pain in the neck, the better we are suited to giving our clients the help that they need.

Before you ask me if I have lost my mind, I will tell you no. The Zestimate is of the most talked about tools in Real Estate. Here in the MANCHESTER NH AREA, I will tell you why I love them. It is conversation starter. It confuses enough Buyers and Sellers that it has them reaching out to me.


Let me share a story. A home owner calls to interview me to list their home. One of my questions is what do you think the home is worth. My follow up question is always how they arrived at that value. I am not surprised when most say they used the Zestmate.


Most often the estimate is WAY higher than market value. With one recent home seller they gave me a value much lower than what the comps were telling was market value. I always bring my comps with me. I showed them 3 homes that have sold in this very neighborhood. I also showed them the other homes that are for sale. I pulled out my form with how i adjust for finished basements and other factors and showed them my values. They sat in awe, mouth open staring at each other. They were very happy the value was higher.



I listed the home. I sold the home and now Mrs. Seller is the best advertising I could have ever asked for. She has told everyone she knows the tale of how I sold her house.


She also hired me to help them find their dream home. They are now moved in and making it from "just a house" to a home. I hear from her quite often and every time she thanks me for listening and taking the time to help them. She sent me this BEAUTIFUL GIFT FOR THANKSGIVING.



The moral of the story is that an agent works for their client as well as always needs to present a professional and tactful appearance. We all know that there is a difference from agent to agent.  That a Buyer or Seller should not choose just any agent, choose the BEST agent for the job. The key to this story is feelings to matter in real estate and need to be kept in mind in one's actions.


My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
