House Hunting Is Time Well Spent

It is important to take your time when looking for a new address. I prefer my clients to view several homes, before even thinking about making an offer. It is my job to educate you on the market and to introduce clients to all homes potentially meeting their wish list. Usually that means, seeing about 10-15 properties if they know what town or neighborhood you want to want to live before going forth a offer. Typically, we can see three to five houses in a day, depending on your schedule.

Purchasing the wrong home could mean trouble down the road, and it is costly to move in a short sale of time. As a Danbury,CT real estate professional, I have made sure my clients are prepared to house hunt efficiently and are never pressured to feel like they are settling. If you are concerned about a potential major factor when you see the home, what makes you think that would go away in six months once you are settled in. If you are concerned about it when you tour it, it's really your call whether you can deal with it or want to pass. You may ask your real estate professional for their opinion.

Most home mortgages requires that the buyer of the house live in the house for the first year after closing. The rates and loan products are different whether you re purchasing a home to live in, or seeking an investment opportunity. This means you can't go decide to rent out the home in six months because you don't want to live any more. If your bank finds out, there may be fines brought forth against you. When you sell, the mortgage is paid off. Home mortgages typically don't have a pre-payment clause, but it is expensive to sell & buy in a short period of time and could potentially effect your taxes.

At any rate, it is easier for clients to feel that they made the right choice, if they saw several homes. For out of towners, it is important to show them their options, so you can hone in on the styles of homes they seem to like best. Locals often know exactly where they want to be & just need to wait for the right home in decent condition.
