Buyer Primer for Working with Agents in Sacramento

Last week I accidentally overheard a conversation between a potential buyer an a buyer's agent. The buyer was extremely rude, although I'm not sure she meant to be. Her conversation led her to this conclusion: "Let me remind you there are a lot of preforeclosure experts on Zillow; I can call any one of those experts."

Don't laugh, please.

This was wrong on so many accounts. For one thing, the likelihood of more than one "preforeclosure expert" on Z is extremely unlikely since no such title really exists, and no such type of sale really exists. I'm not even getting into an explanation of what that crap is about. It was also wrong because the buyer did everything she could to alienate herself from that particular buyer's agent. Which is probably because she's living in Opposite Land.

Lottsa people hang out in Opposite Land.

Buyers encounter so much messaging that makes them feel they need no agent at all, but the reality is that they have zero clue about the real estate market, local contracts, inpsections and so forth.  What these buyers are seeing online makes them FEEL they get it, but it takes years of continual experience to truly understand the inner workings of real estate.

I feel bad for that buyer's agent.  Hope she/he has learned how to fire clients.

Hi Elizabeth- those in my age group who bought their homes years ago often find this concept hard to grasp. If they could understand that it is in their best interest to have an agent who strictly represents their best interests.

Chris Ann Cleland I felt bad for that buyer's agent, too. It was such a horrid thing to say to another person. If it had been me, I would have muttered something like I think there's something wrong my phone, and then hung up.

Hi Elizabeth. It makes total sense for an "open house" to have a buyers agent hold it.  My client went to an open house and got ensnared with the listing agent who then, when I wrote the offer as the buyers agent, said SHE was the "procuring cause" for the deal. Gad, I haven't even heard that phrase for a long time.

Endre Barath, Jr. I try to withhold judgment myself until I have engaged the potential client in a more realistic conversation. I could be their very first call, and they are often nervous and mistrustful at first. But a person like this, well, I would not even put forth the effort.

Hella M. Rothwell, Broker/Realtor® I would expect that by the mere definition of an open house, which is not in any sense a private showing, that a listing agent could claim procuring cause. Even if I clearly had a crystal right to procuring cause, I would not pursue it. Generally bad all around to be such a money grubber. What a creep. Glad you prevailed.

Joan Cox There are two extremes of agents on Z in my market. Very experienced with a ton of sales and stellar reviews, and then there are the brand new agents who hope to attract a new client. The public has a bit of difficulty deciphering between the two.
