Top 3 Reasons to Do Listing Marketing
In this short article we will go over why it is so important to do listing marketing on your coming soon listings, on your new listings, status change listings, contract pending listings, and sold listings.
1. To do your best by your seller with whom you have a contract with to market their property.
When we get a listing it is in the best interest of our sellers to market their property wherever we can for them in a tasteful way.
When you do your listing marketing, putting your listings in the MLS and then letting ListHub syndicate the listing across the portals on the internet is the lazy way out. It is a disservice to your sellers.
We do over 78 action steps on marketing each of our listings. And we do these steps for many agents around the country and Canada.
It all starts with the story. Every house has a story.. and every seller deserves their house story to be told and shared.
Our writing team does an amazing job writing the house stories.
Then we create a video to help with visuals, with optimization, and with garnering the emotional appeal.

It takes about 18 to 20 hours to do all of these steps. And it is time well worth spent because you are showing your seller that you really do care and are trying to get their marketing in front of the most people possible, through all different kinds of channels.
2. To get more listings! This is an excellent tool to share on your listing presentations.
After all, the only way you are going to stay in business is by getting more listings.
When we do our listing marketing with a listing in a specific neighborhood where we want to get more listings in, we prepare a listing presentation which contains some of the marketing steps we will be doing for the seller.
We print out the actual screenshots of our listing marketing so it is real. The sellers see this is for real. It is not some canned presentation with just logos of the sites we put their listing on. Most companies all have this in their presentation so it falls on glossed over eyes.
And the seller can not see the marketing or feel the emotions when you show some chart or list.
Making it real but actually printing out current marketing - this works. They get it.

Using keywords in the house story helps google to find your content and present it to potential buyers and OTHER SELLERS!
Sellers will search for you on the internet after you have left their house or gotten off the phone with you. They will search for agents in their neighborhood.
You want to be the one they find. You want them to see the marketing you are doing for your current sellers.
And if you are in Canada, you need to get going with these marketing tactics. Currently, we are most often able to get listings for Canadian agents on page one of Google.ca.
Not all the time.. but it is SO much faster and easier than in the United States because you don't have those big box sites like the zippo.
