I am in the process of highlighting various residential developments in the town and village of Monroe NY. A few weeks ago, I shared information about the Mansion Ridge development. This week highlights the Maple Knolls area of Monroe NY.
Maple Knolls is a development of single family homes in the village of Monroe NY. This development is located on both sides of Mine Road, between Rye Hill Road and the Monroe highway department.
Specifically, Maple Knolls Monroe NY is located off of Mine Road, near Rye Hill Road. The development includes nine streets: Ashmore Place and Briarwood Avenue on the north side of Mine Road, and Forestdale Avenue, Peter Bush Drive, Colony Drive, Holland Road, Ironworks Road, Kit Court and part of Fredrick Drive on the south side of Mine Road.
In terms of style, the homes in Maple Knolls are mostly bi-level or colonial. The first few homes were built in the late 1960s, but the majority were completed in the 1970s. Almost all the properties have approximately a half acre of land. There are also several with an acre or more. Homes in this community can range from 1,250 square feet to 3,000, and most have three or four bedrooms. Both sewer and water are municipal, and most homes have natural gas for heat.
The median price point in this development during 2018 was approximately $350K. Sale prices during that period were as low as $291K, and as high as $388K. Property tax bills for this location are typically around $12-13K per year, but can be both lower and higher depending on the specific property. There is no HOA fee associated with homes in the Maple Knolls community.
The Maple Knolls community is located only minutes from the center of Monroe. There are two shopping centers with grocery stores, liquor stores, dry cleaners and bagel shops within a few minute drive. In only 15 or 20 minutes, home owners can be at Woodbury Commons outlet center and all the shopping in that area (Best Buy, Home Depot, Walmart, Outback and more). The area also boasts plenty of hiking in Harriman State Park and Sterling Forest which are both just minutes away. In addition, there is a walking/biking trail which runs from Harriman to Goshen, NY called the Heritage Rail Trail.
In terms of access to New York City, this development is approximately 50 miles to Times Square. The Harriman train station is only a few minutes from Maple Knolls, providing access to the Bergen-Port Jervis train line. There is also bus service available from the center of Monroe.
